£100m scheme enters 3rd phase

BROWNFIELD REGENERATI­ON CONTINUES WITH 80 NEW HOMES

WORK has started to build more than 80 homes as part of a Derby city centre regenerati­on project worth £100 million.

The third phase of the Castleward developmen­t housing constructi­on has got under way on brownfield land in John Street.

The 82 homes being built will consist of one-bedroom and two-bedroom apartments along with maisonette­s.

They have been designed to appeal to first-time buyers, downsizers, commuting profession­als and growing families.

Castleward, which sits along a new boulevard linking Derbion and Derby Midland Station, is one of the city’s largest housing projects.

In total, it will provide around 800 new homes, a school which is already open, and businesses on the 30-acre brownfield site.

All of the 164 homes which made up the first phase, which had asking prices starting from £100,000, were sold.

The first of 54 homes in phase two of the developmen­t began to take shape in 2019, and all homes released on to the market also sold out.

Developers Compendium Living will provide 55 properties for open market sale, and the remaining 27 will be affordable homes for housing associatio­n Riverside.

Work on phase three is expected to be completed in early 2024, and the show property is set to open its doors next year.

A ceremony recently took place to mark the start of the latest phase of constructi­on, with representa­tives from Compendium, Derby City Council, Riverside, and house builder Lovell in attendance.

Councillor Steve Hassall, cabinet member for regenerati­on, decarbonis­ation, strategic planning and transport for Derby City Council, said: “We’re thrilled to see work beginning on the next phase of the

Castleward redevelopm­ent.

“The first two phases have already delivered an excellent range of homes and commercial space, as well as an attractive gateway to the city from the railway station, not to mention regenerati­on of a brownfield site.

“Now we are looking forward to seeing these new homes taking shape and adding to this exciting project over the coming months.

“We’re keen to attract new residents to our city, as well as provide options for locals who may consider city centre living. Having brand-new state-of-the-art homes in the heart of Derby will help that come to fruition.”

Castleward Spencer Academy is one of the latest developmen­ts on the site between London Road and Siddals Road. The school opened to its first intake of pupils in September.
