Plans for new homes are revealed on former convenienc­e store site

HOUSES could be built in the grounds of a corner shop, which would be converted into flats.

Shaek Miah has applied to Amber Valley Borough Council to build two three-bed houses in the grounds of the former Your Local Shop convenienc­e store, at the junction of Midland Road, Park Street and Loscoe Road in Heanor.

The plans also include converting the former store into a two-bed maisonette and a two-bed flat.

Loscoe Convenienc­e Store appears to have closed in 2011, with the company dissolved in March 2012.

The applicatio­n to the council says the store “has been empty for a long time”.

Planning permission for two houses, a maisonette and flat had been approved in June 2018, but this has expired after no action was taken. The new applicatio­n looks to readopt that project and develop the site.

In an email to the council’s planning officers, an agent for the initial 2018 scheme had written: “The proposed two-bedroom dwellings are not family housing, and therefore a reduced level of amenity space should be considered acceptable. Furthermor­e, not all people seek to have a large garden area.”

This relates to the size of the proposed gardens for the two three-bed houses, which were 34.2 square metres and 41.1 square metres respective­ly.

Obscured glazing in bathrooms and a lack of windows facing on to neighbouri­ng homes were aimed at reducing the risk of the new properties overlookin­g neighbours.

Each of the two houses would be two-and-a-half storeys tall with bedrooms in the roofspace, including skylights. Both would have a kitchen and dining area, with open-plan living areas, a ground floor toilet, bathroom, and three bedrooms, with the roof-space rooms being ensuite.

The planning applicatio­n shows three bedrooms in the flat, spread across two floors, with two bedrooms split across two floors in the maisonette.

It says the existing shop entrance would be bricked up and new doors built close by, splitting the property into the flat and maisonette. A decision will be made by the council in the next few months.
