Proposals to convert city offices into apartments
NEW proposals have been lodged to transform a city office block into flats and serviced apartments.
Dundee City Council planning chiefs are considering a bid to alter the offices at 36 Roseangle to form six serviced apartments.
Formosa Developments Limited, the company behind the plans, is also applying for a change of use at 34 Roseangle from a hall and private chapel to form seven flats.
A new car parking area and landscaping will also be created if the application is successful.
The company, along with architect Michael O’Donnell, believes the application will help to secure the future of the listed buildings.
If approved, renovation work is planned on the maintenance of the buildings which the developers believe will not radically alter appearance.
The developers admit in the report that there will be increased traffic to and from the buildings as a result of the project
Charity Deaf Action previously occupied 36 Roseangle but the group has since moved to Sangobeg House in Francis Street.
The planning statement reads: “The provision of high quality visitor accommodation is supported.
“The change of use to ‘ serviced apartments’ is a long term security for the listed building as the nature of the building suits this need very well and local demand, rather than relying on visitor demand, is extremely strong and buoyant.
“Other developments at 39 Roseangle, and One Grosvenor, Perth Road, are extremely successful and have lengthy waiting lists of professional people requiring clean, new and high standard accommodation with all facilities included.”
The statement continues: “It is not considered that this development would have an adverse effect to the area, in fact the converse is believed.
“New in curtilage car parking from a new vehicular access will accommodate proposed residential car parking requirements which is a significant factor in this area where on street parking is problematic.
“Initial discussions with the roads department have been supportive and constructively positive although formal pre-application responses to this have been limited latterly by poor feedback from Dundee City Council planning.” their
