Social club could be demolished for flats

PLANS have been lodged to demolish a social club and turn it into flats due to the dwindling pub trade and antisocial behaviour.

Developers hope to transform the 67 Club and function suite, based on Raglan Street in Stobswell, into 12 flats, which would i nclude off-street parking and amenity space.

The application, which has been submitted by JF Kegs Scotland, includes 3D images — drawn up by Dundee-based Mark Walker Architects — of what the flats could look like.

The social club and function suite are still in operation, but in a report submitted to the local authority the developer said they are both “no longer viable”.

The report added: “This is due no doubt to the recognised down turn in the licensed trade.

“Further, the nature of the surrounding area has changed significantly i n recent years, shifting from an industrial area, to a predominantly residential area.

“As a result, the function suite and social club now cause conflict in terms of noise disturbance and at times, antisocial behaviour with complaints being made to the environmental health department. As a result, it is considered appropriate to reuse the site for a more suitable use.

“Given the surrounding area is predominantly residential, a residential use is considered most appropriate.”

Speaking to the Tele about the proposal, JF Kegs owner James Fyffe said the flats would be a mix of two and threebedroom homes.

Mr Fyffe added: “It’s a great area for more flats. I have planning permission in for it and will wait to see what the council says.”

The application says the building appears to have been constructed between 1922 and 1926 and was first used as the Craigie Works Welfare Club.

The report added: “The building continued as a working men’s club until round 1989 when it was split in two to form two separate clubhouses.

“The current use as a social club and function suite has been ongoing for a period in excess of 10 years.”

Dundee City Council is considering t he application.
