MORE than 170 sites across Bridgend county have been put forward by landowners, developers and members of the public for potential developmen­t in the future.

The register which forms part of the Replacemen­t Bridgend Local Developmen­t Plan (LDP) process has just been published and includes 172 sites for new housing, employment, educationa­l and recreation­al use.

While some sites have had plans in the pipeline for several years such as the Parc Afon Ewenni site in Bridgend and Porthcawl’s Salt Lake Car Park regenerati­on, others are new.

At a council meeting on Tuesday, February 26, planning officers stressed that publicatio­n on the register did not mean a site would be taken forward for inclusion within the LDP, nor did it imply any preference by the council regarding its planning merits.

They added that the register was not a public consultati­on document but “merely a statement of fact of the sites which have been submitted at this stage”.

The period for the nomination of sites took place between September and November 2018.

Individual department­s within Bridgend County Borough Council have also put forward sites.

The Replacemen­t Bridgend LDP sets out the local authority’s objectives for the developmen­t and use of land in the county up to 2033.

The existing LDP contained objectives for what the county should look like by 2021. Officers said it had been “broadly successful”.

A report which went before councillor­s at the Town and Community Council Forum states that if the local authority’s preferred developmen­t strat- egy indicates further land is required for developmen­t, officers will assess the sites submitted on the register for possible inclusion within the LDP.

The sites which are then proposed for inclusion in the Replacemen­t LDP will be part of a public consultati­on.

Officers said any planning applicatio­ns submitted on the candidate sites would continue to be assessed “in the usual way” under relevant policies contained within the adopted Bridgend LDP, until such a time as they are superseded by the Replacemen­t LDP.

Speaking at the meeting about the Replacemen­t LDP, council leader Huw David said: “It’s arguably the most important document the authority will eventually adopt.

“It is the spatial masterplan for the county borough for the next 15 years and it will define how developmen­t takes place in our county borough during that period.

“All future planning applicatio­ns will be judged

against the local developmen­t plan.”

BCBC is basing its Replacemen­t LDP on estimated residentia­l growth of 505 homes per year and employment growth of 266 jobs per year.

Officers said this would see similar levels of residentia­l developmen­t to that in recent years and see more establishe­d working-aged households remaining in the county.

The Replacemen­t LDP strategy looks to continue to prioritise the re-use of brownfield sites as well as sites around public transport hubs and the M4, in addition to developmen­t of regenerati­on areas around Maesteg and the Llynfi Valley.

A preferred strategy document for the Replacemen­t LDP will be published for formal public consultati­on in October/November 2019.

Officers said they were planning to visit all the town and community councils in the county over the coming months as part of the LDP review process.

A 40-acre site in David Street, Blaengarw, for housing/education.

A 400-acre site in Bridgend in the Bryntirion, Laleston and Merthyr Mawr wards for housing.

A 325-acre site in Bridgend for housing in the Bryntirion, Laleston & Merthyr Mawr and Llangewydd and Brynhyfryd wards.

A 1.6-acre playing field next to Penybont Primary School in for education housing.

A 4.7-acre playing field in Great Western Avenue, Bridgend, in the Litchard ward for recreation/ housing.

A 20-acre site next to Archdeacon John Lewis Church of Wales School in Brackla, Bridgend, for recreation/education.

A 20-acre site at Parc Afon Ewenni in Coychurch Lower, Bridgend, for commercial/ housing/ council depot.

A new link road at Brocastle and Waterton, Bridgend.

A 10-acre site next to Heol Ty Gwyn Industrial Estate in Caerau for general industrial and employment use.

A 60-acre site on land south of Coychurch Road in Coychurch for housing.

A 75-acre site on land west of Laleston for housing.

A five-acre site at the former Four Sevens Service Station in Llangynwyd for housing.

A 20-acre site at the former Cooper Standard Site in Maesteg for commercial/ employment/residentia­l/ retail/education.

A 20-acre site at a playing field and woodland in Llwyn Gwern, Pencoed, for housing/recreation.

A seven-acre site on the playing fields in Cypress Gardens, Newton, Porthcawl, for housing and recreation.

A 60-acre site at Sandy Bay – phase two of the Porthcawl regenerati­on scheme. A mixed use regenerati­on scheme is proposed involving housing, commercial, education, coastal defences, recreation and leisure.

A 35-acre site at Salt Lake Car Park – phase one of the Porthcawl regenerati­on scheme. A mixed use regenerati­on scheme is proposed involving housing, commercial, education, coastal defences, recreation and leisure.

A small site of 0.25 acres next to Pyle Rugby Club for a Park and Ride in Pyle.

A 55-acre site next to Bryncethin Claypits for recreation/tourism/ housing and/ or employment.

A 20-acre site on land at the back of Tondu Primary School for housing and education in the Aberkenfig ward.

A 20-acre site at Pandy Park in Ynysawdre for recreation/housing.
