Bid to replace gym with 195 new homes

- BY DREW SANDELANDS

HUNDREDS of flats could be built on the site of a Nuffield Health gym in Finnieston to complete a “new residential quarter”. Glasgow City Council has received a planning application requesting permission to build 195 homes on land at Minerva Way.

The site, which is currently made up of the gym building and a tarmac area, would be converted into 37 one-bed, 140 two-bed and 18 three-bed flats.

Almost 140 car-parking spaces would be included in the development, as well as bike storage for every flat.

“The proposal looks to connect the existing development of Admirals Gate with the emerging Drum residential development, connecting and completing this new residential quarter with a clear street pattern and sense of enclosure,” a planning report, submitted on behalf of the applicant Hampshire Pension Fund, stated.

The development would include three buildings, with each home having its own sheltered balcony area.

A children’s play area could also be provided.

The planning report continued: “Overall, the proposed development will result in the creation of 195 mainstream residential apartments, contributing towards national housing targets on a sustainable brownfield site close to existing dwellings, services and infrastructure.”

“It is considered that the proposal complies with the relevant policy requirements and it is therefore respectfully requested that Glasgow City Council grant planning permission for the proposed development.”

Vehicular access to the site is proposed via two priority junctions with Minerva Way.

The proposed development will be fully accessible, with a level or shallow ramp providing access to the buildings. All units on the upper levels will be fully accessible by lift.

Ground-floor direct access spaces.

“Activity at street level will be enhanced through access to these spaces, and the garden spaces will effectively form a privacy strip on the street,” the report stated. flats will have to private garden
