Plans to build flats at site of warehouse

PLANS have been lodged to build 45 flats at the site of a former community centre and warehouse in Glasgow’s Southside. Elderpark Housing Associatio­n (EHA) proposes to build a residentia­l developmen­t at Nimmo Drive and Elderpark Street in Govan, consisting of two separate blocks of flats.

There will be a mix of one, two and three-bedroom homes at the site, which is currently occupied by Elderpark Community Centre and the Mac Ventilatio­n Warehouse.

Both buildings are due to be demolished.

The current community centre, which has been owned and managed by EHA since the 80s, is said to be in “poor condition”.

There is no on-site parking proposed in the plans. In a Transport Assessment as part of the design statement, it reads: “This was a conscious decision in response to the ongoing sustainabi­lity drive in Scotland, the exceptiona­lly high amounts of on-street parking surroundin­g the immediate site and the reduced car ownership levels of Elderpark Housing Associatio­n.

“Parking surveys were carried out to provide evidence of the availabili­ty of existing parking and it is concluded that there is sufficient car parking capacity already on street. No additional parking is proposed.”

Community driven amenity space is prioritise­d over parking. These shared spaces are positioned at the rear of both blocks and will provide seated outdoor areas with raised planters, turf, composite decking and trees.

Meanwhile, wheelchair flats will be easily accessible on ground floors, with their own front and back doors.

There will be seven different flat types and layouts within the five-storey buildings.

In a cover letter on behalf of JR Constructi­on (Scotland) Ltd and EHA, a statement read: “The proposed residentia­l developmen­t would bring activity, character and sustainabl­e land use to Nimmo Drive.

“The planning submission is accompanie­d by a Design Statement prepared by MAST Architects which provides a full analysis of the surroundin­g streetscap­e, scale and density and the rationale for the proposed design approach.”

It went on to say: “With convenient links to public transport and Govan town centre, the site is a suitable location to encourage residentia­l developmen­t.”

Glasgow City Council will approve or reject the plans in due course.
