Rise above it all with the launch of Dray­ton Heights

no doubt that the UK hous­ing mar­ket has a ver y im­por tant im­pact on the econ­omy and on so­ci­ety as a whole, there­fore, statis­tics on house prices are of key im­por tance and there is a clear need for a de­fin­i­tive of­fi­cial and ac­cu­rate mea­sure that pro­vides com­pre­hen­sive cov­er­age of res­i­den­tial proper ty.

At the mo­ment there are a num­ber of in­dices to gauge the sit­u­a­tion and the news that a re­vamp is due with a new sin­gle House Price In­dex (HPI) for whole of UK planned is ver y wel­come.This news fol­lows con­sul­ta­tion launched last year by the or­gan­i­sa­tions cur­rently re­spon­si­ble for pub­lish­ing house price data in the UK; the Land Registr y, Land and Proper ty Ser vices, Nor th­ern Ire­land (LPSNI) and the Of­fice for Na­tional Statis­tics Reg­is­ters of Scot­land.

The dis­cus­sion looked at a pro­posed method­ol­ogy for a sin­gle de­fin­i­tive HPI and gath­ered views on whether it would meet re­quire­ments. The feed­back was that the ma­jor­ity:

Wel­comed the pro­posal for a sin­gle of­fi­cial HPI and the clar­ity this would bring to house price statis­tics.

Backed the con­tin­ued pub­li­ca­tion of sup­ple­men­tar y anal­y­sis and data along­side the HPI, for ex­am­ple, the Land Registr y Price Paid Dataset.

Wanted a bet­ter ex­pla­na­tion of the meth­ods used to pro­duce the HPI and con­sis­tent data us­ing any new method­ol­ogy as far back as pos­si­ble.

Ac­cepted the ad­di­tional time re­quired to process the new in­dex and the greater ac­cu­racy and cov­er­age it would pro­vide.

Wanted clar­ity on how the new in­dex will be pub­lished due to con­cerns about the same data be­ing pub­lished across dif­fer­ent web­sites.

A busi­ness case has been drawn up rec­om­mend­ing the im­ple­men­ta­tion of the pro­posed new sin­gle of­fi­cial HPI, and there will be work to en­sure a full and con­sis­tent back se­ries for the new in­dex that can be pub­lished back to 1969.

Of­fi­cials will also in­ves­ti­gate us­ing the GOV.UK web­site as the cen­tral pub­li­ca­tion point for the new monthly in­dex to pub­lish a fi­nal ver­sion of the method­ol­ogy by early sum­mer 2015 if the new in­dex is ap­proved, which looks ver y likely. EST Dray­ton is chang­ing fast.The im­mi­nent ar­rival of Cross­rail and the high speed links this will pro­vide to the West End, Ca­nary Wharf and be­yond is fu­elling a de­mand for new homes in the area.

Add to this the prox­im­ity of main road and mo­tor­way net­works, Heathrow Air­port, Brunel Uni­ver­sity, peace­ful canal-side vis­tas and Stockley Park with its world-class busi­nesses and it’s easy to un­der­stand why.
