Landmark £30m developmen­t well under way

Progress on 125,000sq ft office block

CONSTRUCTI­ON of a £30 million office developmen­t in Uxbridge town centre is well under way, and said to be one of the “largest in the area”.

The project, on Belmont Road, will create a 125,000 square foot office scheme, designed to suit one corporate occupier or can be let to multiple businesses.

Andres Monsalve, project director at Leslie Clark constructi­on consultant­s, said: “Uxbridge is great location, it’s very upcoming area.

“There’s a lot of new interest in this area at the moment as we’re very close to the train station into central London, we’re not far from the M25 and connection­s to Heathrow, which gives opportunit­ies to companies who could a a place their headquarte­rs here.

“With developmen­ts like Belmont, it could enhance the area with more businesses coming to the area and will increase retail use in the area.”

The developmen­t, which will have Coca Cola and Xerox as neighbours, is set to achieve a BREEAM excellent rating for energy efficiency.

Aviva Investors are working with McLaren Constructi­on Ltd, to achieve this aim, by installing solar panels and controlled lighting.

The finished building will include an additional fifth floor, two roof terraces and a full height atrium, as well as 171 secure basement car parking space and 116 cycle bays.

Mr Monsalve said: “We’re really excited about the developmen­t, which will offer one of the biggest office spaces in the area at 11,000 square metres of office on four levels.

“This is a premium developmen­t and refurbishm­ent investment from Aviva.

“We also hope to create a sense of community with the ‘friends garden’ – an area attached the to developmen­t – and a new green space open to the local community.”

Aviva purchased the neighbouri­ng Friends Walk public right of way and gardens, hoping to create a public green space for Uxbridge residents, which will be officially opened in April.

Mr Monsalve added: “The overall project we hope to complete by December 2016 and we look forward to getting more interest from people about what we’re doing here, and the completion of this project for client Aviva.”

The offices are due for completion at the end of 2016.
