Land­mark £30m de­vel­op­ment well un­der way

Progress on 125,000sq ft of­fice block

CON­STRUC­TION of a £30 mil­lion of­fice de­vel­op­ment in Uxbridge town cen­tre is well un­der way, and said to be one of the “largest in the area”.

The pro­ject, on Bel­mont Road, will cre­ate a 125,000 square foot of­fice scheme, de­signed to suit one cor­po­rate oc­cu­pier or can be let to mul­ti­ple busi­nesses.

An­dres Mon­salve, pro­ject di­rec­tor at Les­lie Clark con­struc­tion con­sul­tants, said: “Uxbridge is great lo­ca­tion, it’s very up­com­ing area.

“There’s a lot of new in­ter­est in this area at the mo­ment as we’re very close to the train sta­tion into cen­tral Lon­don, we’re not far from the M25 and con­nec­tions to Heathrow, which gives op­por­tu­ni­ties to com­pa­nies who could a a place their head­quar­ters here.

“With de­vel­op­ments like Bel­mont, it could en­hance the area with more busi­nesses com­ing to the area and will in­crease retail use in the area.”

The de­vel­op­ment, which will have Coca Cola and Xerox as neigh­bours, is set to achieve a BREEAM ex­cel­lent rat­ing for en­ergy ef­fi­ciency.

Aviva In­vestors are work­ing with McLaren Con­struc­tion Ltd, to achieve this aim, by in­stalling so­lar pan­els and con­trolled light­ing.

The fin­ished build­ing will in­clude an ad­di­tional fifth floor, two roof ter­races and a full height atrium, as well as 171 se­cure base­ment car park­ing space and 116 cy­cle bays.

Mr Mon­salve said: “We’re re­ally ex­cited about the de­vel­op­ment, which will of­fer one of the big­gest of­fice spa­ces in the area at 11,000 square me­tres of of­fice on four lev­els.

“This is a pre­mium de­vel­op­ment and re­fur­bish­ment in­vest­ment from Aviva.

“We also hope to cre­ate a sense of com­mu­nity with the ‘friends gar­den’ – an area at­tached the to de­vel­op­ment – and a new green space open to the lo­cal com­mu­nity.”

Aviva pur­chased the neigh­bour­ing Friends Walk pub­lic right of way and gar­dens, hop­ing to cre­ate a pub­lic green space for Uxbridge res­i­dents, which will be of­fi­cially opened in April.

Mr Mon­salve added: “The over­all pro­ject we hope to com­plete by De­cem­ber 2016 and we look for­ward to get­ting more in­ter­est from peo­ple about what we’re do­ing here, and the com­ple­tion of this pro­ject for client Aviva.”

The of­fices are due for com­ple­tion at the end of 2016.
