THERE’S probably no definitive order in which a couple might go about purchasing their first home, but it might go something like this. They begin looking at star ter proper ties – two bedroom homes, two bedroom flats and so on, until eventually they have a preference for the type of proper ty they want to buy.

They arrange a few viewings, and soon find a house that fits exactly what they’re both looking for. Both first-time buyers, they’ve never applied for a mor tgage before, and when they speak to a mor tgage broker, they find that they would only be able to borrow 60% of what they had thought.

For many couples this may be a familiar scenario, and after a lower quoted loan size from a mor tgage broker, often many questions arise that may not be satisfactorily answered.

It is impor tant to know that there is wide variation in the mor tgage affordability calculations carried out by lenders. A recent investigation by ‘This is Money’ found a variation of £200,000 between the lowest and highest indicative maximum loan amounts when putting the same details into 11 high street mor tgage lenders’ online calculators. What this means is that visiting a number of lenders may see buyers able to get maximum loans from the lowest point – three times annual income – all the way up to five times annual income, which could make a huge difference in which proper ties then become affordable.

It’s best to take online mor tgage calculations with a pinch of salt, and instead focus on reducing liabilities for at least three months before applying for a mor tgage. Keeping your monthly outgoings lower will make higher monthly repayments possible, increasing your chances of securing a larger loan.
