METRICS are showing that the proper ty conditions in the capital are leading many Londoners to want to move elsewhere.

At the beginning of 2016, 46% more of the capital-dwellers purchased homes outside of London compared with last year.

What is astonishin­g is that there must be even larger numbers of investors and prospectiv­e buyers wishing to move into the capital to maintain such a buoyant and growing market.

London’s low retention rate appears to offer an oppor tunity for commuter towns and villages. Those who are considerin­g moving cite lifestyle change, personal finances and reducing running costs as more impor tant than being close to work.

The motivation­s then for looking outside of London are clear, movers are seeking to get more for their money, shrink mor tgage payments and almost half of movers are seeking to spend less than 35% of their monthly income on financing their homes – an aspiration that would likely lead to a more relaxed lifestyle with enhanced disposable income.

The most popular choices for the types of home people wish to live in are new builds and period homes, with a growing interest in detached proper ties – suppor ting the notion that 57% of movers state privacy as an appealing feature.

Watford, Harrow, Ruislip, Wycombe and Buckingham­shire are within a group of areas that are expected to see a flurr y of increased interest and upwards price growth as the ripple of London prices follows the commuting path.

In fact, over the next five years, some even predict a 50% price increase for those areas – making this a ripe time to star t looking at proper ty in these popular locations.
