DIRECTOR of Broads, Caroline Powell, says there has been much recent speculatio­n concerning the local housing markets response to the ‘Brexit’ result. “The positive fact is that the Uxbridge area has always benefited from a very strong property market due to schools, employment, motorway and main bus route links for Heathrow plus the City and both Northolt and Hayesand Harlington stations with Crossrail due in 2018 and the growing investment and redevelopm­ent of the area,” she said.

“The constant supply and demand for property remains extremely active.Yes, property prices have settled but this was inevitable as the price increases witnessed over the first six months of 2016 were never going to be sustainabl­e and a lot of overpriced property stock across the area needed a realistic wake-up call.

“We are finding that buyers are still very active and committed but they do come with a touch of caution and properties where an agent may have been a little over-zealous on value or a seller may have been a little unrealisti­c with their selling price expectatio­n, we are now finding that buyers will now steer away and look for better value elsewhere.

“Prices are still very strong and the outlook is very positive but for now more than ever it is vital that a property is valued correctly and the most realistic advice is accepted by the seller.

“If you have been on the market without success, or perhaps your buyer has withdrawn following the bank survey or indeed you need to sell before Christmas then you must call us.
