most areas of life, the order in which we do things matters. When buying and selling proper ty, there is an optimal order in which to approach the problem, which is unfor tunately not made obvious, and trial and error is par ticularly inefficient in this case.

The most attractive par t of buying a new home is undoubtedly the proper ty search. With great photos of proper ties now quite common, and even more advanced media such as vir tual tours, browsing through homes is quite addictive.

However, don’t get too carried away with this – what happens when you find your dream home? Can you put in an offer?

The answer is, you probably shouldn’t, at least not before you have a made arrangements to have your finances in order. Unless you have at least a mor tgage in principle, it’s unlikely that you’ll be able to work out a budget, let alone actually be confident that you are able to fund the transaction, which may waste both your own time and the time of the seller.

Besides this, making yourselves attractive to mor tgage lenders is an ar t in and of itself which deser ves proper attention. If possible, you should pay down any existing debts, maximise and check your credit score, consider changing saving habits to for instance regular monthly savers, and make use of mor tgage affordability calculators to have an estimate of how much potential lenders may provide for you.

Once you have secured a mor tgage offer, you should appoint a law firm to handle your conveyancing, which will require ID checks and so for th, after which you will be in a much better position to go proper ty shopping.

With these arrangements in place, you are much more likely to be considered a serious bidder for potential proper ties, without taking these necessar y steps you are in a weaker position.

Buying a home is for most people not something that happens more than a handful of times in a lifetime, which is why it’s good to get help from exper ts who see all kinds of buyers, sellers, homes and transactions on a day-today basis. We can help you get it right!
