WE’VE continued to see a marked increase in first-time buyers entering the market, this trend is continuing whereas the buy-to- let market has remained steady. We have had a number of enquiries from those affected by the decision to build a third runway at Heathrow. Of course, it remains an ongoing issue, as whilst the decision has been made to go ahead, there are still many finer details to be agreed and resolved.

A leaked repor t for cabinet ministers surmised that around 4,500 homes would be affected, either needing to be demolished or – by vir tue of being in the vicinity – liable to suffer. According to the repor t, residents could be offered 125% of the market value of their homes, and legal fees paid, with stamp duty waived. This is quite clearly a generous offer that compares favourably with settlement­s of other internatio­nal airpor ts in similar circumstan­ces, but of course a home is a home.The market at Heathrow is going to become quite an anomaly, as those moving into the area are likely to be buying up to take advantage of this rather generous package, whilst for many of the residents it might be a better option to sit and wait for the compensati­on, though this could involve years of waiting.
