When it comes to looking at using an online agent instead of traditiona­l estate agent, a lot of the marketing is fashioned around making price comparison­s.

Of course, with consumers being as savvy as ever ; and well practised in using google and price comparison websites to get the best deals on ever ything from car insurance to flights, it’s easy to see why this method is used.

The way this works in general, however, is to compare the same product or collection of products across different providers. For example, supermarke­ts will compare the same basket of goods to point out savings available. The comparison is somewhat invalid if the contents of the basket are in fact quite different.

Online agents will make a lot of noises about the ‘savings’ that people selling their homes online are able to make as compared to using a traditiona­l estate agent. They even include simple comparison calculator­s and tools online that assume an online agent and traditiona­l agent would achieve the same price for a proper ty, and then display what you could purchase with the savings; say a new kitchen or car.

The trouble is, we see proper ties sold with online agents at prices sometimes tens of thousands away from the price that we, as local independen­t exper ts would market and sell the proper ty at. In these cases, the ‘savings’ made on estate agent fees pale in comparison with the vast amount that was lost on the final sale value of the home.

The Adver tising Standards Authority has in fact upheld complaints against cer tain online agents for unsubstant­iated claims of getting the ‘best price’ for your home.

This is just one of many reasons that this is a comparison of apples and oranges. Online agents and traditiona­l estate agents simply offer a ver y different ser vice, that can be most pronounced when it comes to the negotiatio­n stages and you are relying on your agent to close a deal or manage a complex chain.
