-

FOLLOWING the news that all homebuyers will now be exempt from stamp duty up to £500,000, the property market is back in business – with sales enquiries soaring in the capital.

SO Resi, part of not-for-profit housing association Metropolitan Thames Valley Housing, is encouraging buyers to find out more about what the changes mean for them, particularly in London.

SO Resi’s The Rise development, part of the major Alperton regeneration scheme in Wembley, has a collection of new apartments available through private sale that will benefit from the new stamp duty exemptions.

Prices start from just £322,500 for a one-bedroom apartment, with Help to Buy also available on many homes.

STAMP DUTY EXEMPTIONS

Buyers looking to make the most of the latest stamp duty changes should look to The Rise, where all one and twobedroom apartments, and some threebedroom apartments, are now exempt from stamp duty.

In addition to this, thanks to the availability of Help to Buy on selected apartments, buyers can make the most of the savings available to them as they consider their next home purchase.

Customers should always seek legal and financial advice regarding their individual circumstances.

OUTDOOR LIVING

Alperton is an urban paradise, with plenty of green spaces with fast connections into central London.

The nearby Grand Union Canal is the perfect symbol of Alperton’s regeneration, with open spaces and waterside facilities providing a relaxing gateway to weekend walks, evening strolls and early morning bike rides.

Ealing Common, one of west London’s largest open green spaces with 47 acres of parkland, is just a 10-minute bike ride away.

Also nearby is the One Tree Hill recreation ground, with views of the iconic Wembley Stadium, and Ealing Golf Course and Pitshanger Park by the River Brent.

WELL CONNECTED

The Rise is extremely well served with connections around the capital. Alperton station is in Zone 4 on the Uxbridge branch of the Piccadilly Line, with direct services to stations including Piccadilly Circus, Covent Garden, Holborn and King’s Cross St Pancras.

Less than 15 minutes away on foot is Hanger Lane Station on the Central Line, for easy services to Bond Street and Oxford Circus. When Crossrail arrives at Ealing Broadway, the Elizabeth Line will offer even more speedy commuting options into central London and beyond.

HIGH QUALITY SPECIFICATION

All homes at The Rise have been designed to offer stylish and contemporary living, with a high quality specification. Most of the apartments have a private balcony, and all have a beautiful gloss fitted kitchen with solid Silestone worktop and stainless steel sink, oven and hob. A variety of integrated appliances are included, including dishwasher, washer-dryer and fridge-freezer.

The elegant bathrooms are fully tiled with modern, large format tiles, complementing the high-quality Kaldewei bath, Roca basin and Grohe taps. Floors are finished in a mixture of Tomkinson Twist Deluxe carpeting and Amtico cedar-style flooring.

Kush Rawal, director of residential investment at Metropolitan Thames Valley Housing, said: “We welcome the chancellor’s announcement of the removal of stamp duty for homes up to £500k, until March 2021.

“It’s superb news for so many; from those looking to buy their first home, those who’ve outgrown their property, and those looking to downsize. For the first time in over a decade, the housing market will be able to move more freely as stamp duty barriers are removed.”
