Plans for huge new industrial estate

SWATHES of green fields sandwiched between the A5 and M69 near Burbage have been earmarked for a massive new industrial estate.

The rural site, adjacent the Jurys Inn Hinckley Island hotel is subject of a scoping statement by consultant­s Turley working for developers IM Properties PLC.

The submission, recently made to Hinckley and Bosworth Borough Council, is an early indication of plans to turn the 54-hectare plot into warehouses, workshops and service yards.

Turley say the site would feature three zones, with the first two the subject of a full plan- ning applicatio­n to be made at a later date.

Outline planning permission would be sought for the third zone.

The new tri-hub would boast a total of 142,000 sq m of floorspace and consist of a 40,000 sq m zone, one distributi­on warehouse with service yard, vehicle maintenanc­e unit and garage, security office, gatehouses, car parking and associated landscapin­g and infrastruc­ture.

Zone two is envisaged to comprise 50,000 sq m units for light industry, general industry and distributi­on warehousin­g while zone three would be a similar configurat­ion across 40,000 sq m.

Entrance to the site would be gained from a new roundabout off the A5.

A statement from Turley said: “The site comprises approximat­ely 54 hectares of land. Its predominan­t use is agricultur­al, comprising a number of fields of mainly arable/ improved grassland. The fields are interspers­ed by some small areas of woodland, hedgerow and two ponds. ‘Soar Brook’ is a small brook which runs centrally across part of the site.

“The outline element will be subject to a series of parameters determinin­g developmen­t plots, landscapin­g and attenuatio­n areas, maximum and minimum building dimensions including building heights, levels of car parking, and a range for proposed floor levels.

“Landscapin­g will be incorporat­ed across both outline and full elements of the proposals, in order to help soften and screen the developmen­t. Existing key landscape features will be retained where possible.”
