Eight homes approved for land near village church

PLANS for eight homes on wasteland close to the parish church in Barwell have been approved by councillor­s.

The scheme extends residentia­l developmen­t south of St Mary’s Court and includes two three-bedroom detatched bunaglows and six three-bedroom two-storey detatched houses.

The approved project on the 0.3-hectare site revised a previously approved plan for nine dwellings, reducing the number “to achieve an access road to adoptable standards”.

The plans include two car parking spaces for each property and a shared surface access road.

Barwell village centre is just 0.3 miles away from the proposed scheme, while land to the south is open fields.

Barwell Parish Council raised no objections subject to the whole area being cleared of Japanese Knotweed by a licensed disposal company.

The site comprises “a paddock of land that has recently been cleared of heavily overgrown scrub and vegetation” and is enclosed to the south and east by mature hedgerows and trees and to the west by a mix of hedgerow and fencing.

Outline approval for residentia­l developmen­t of the site was granted in 2014 and then renewed again in 2016.

Three frontage properties to St Mary’s Court are included in the approved scheme as well as a small cul-de-sac for five other dwellings arranged around and facing onto the shared access road.

The previous outline proposals included an indicative layout for nine homes, with four dwellings fronting onto St Mary’s Court and a further five dwellings off a new access road leading to the rear.

New hedgerow and trees will be planted to “enhance the appear- ance of the developmen­t” as well as a low level wall and a 1.8-metre high close boarded fencing to set out plot boundaries.

Objections were received over traffic congestion in St Mary’s Court but the applicaton said the road is “an adopted public highway that provides adequate and safe access to the applicatio­n site”.

The site lies outside the settlement boundary of Barwell and within the Green Wedge.
