PLANS have been submitted to demolish an historic pub and build eight homes in its place.

The Oddfellows Arms, in Higham on the Hill, has been empty since 2018. It was built in 1791 and became a pub in 1874.

A statement by David Granger Architects on behalf of developer Pegasus Group has been submitted with the plans.

It said: “Over time the building was extended with unattractive additions which have had a detrimental impact on the building itself, but also the conservation area setting.

“The building became vacant in August 2018 and has been since. The land surrounding the building is a hard-surfaced car parking area with grass beyond which is enclosed by a post and rail fence.”

The statement also details the properties that would be built if permission is granted.

It said: “The development would be ideal for people wishing to move into this much sought-after area and also provides the opportunity for local people to remain in the area.

“The development would help with the present housing shortage.

“New housing would be an acceptable opportunity to enhance the character of the site by connecting new and existing residents.”

The homes would be a mix of two and three storeys. Five of the properties will have three bedrooms, two will have four bedrooms and the remaining cottage would be a twobedroom home.

The statement lists benefits to the community and said: “The proposal would also result in an increase in income to the public purse through council tax receipts, thereby helping to sustain services provided by the council.

“Higham on the Hill is a location where people wish to live and there is a high demand for new housing of all types and tenures in the village.”

Residents can comment on the plans, which are available to view on the Hinckley and Bosworth Borough Council website.
