AN estate of 49 affordable homes could be built on a derelict farm to the north of Earl Shilton.

Midland Heart has filed plans to build 31 two-bedroom houses and 18 three-bedroom homes, all of which would be two storey and would have two off-street parking places, at Hill Top Farm, off Leicester Road.

The dwellings would be provided in a mix of rented and shared ownership tenures, with the precise mix to be determined in negotiation with Hinckley and Bosworth Borough Council.

A two-bedroom bungalow would also to be constructed for the vendor of the site, as a replacement for Ashby House, a farmhouse which was built in the 1960s, which is to be demolished along with all current farm buildings, many of which have fallen into disrepair.

Vehicles would access the site off Leicester Road, with some 3,200sqm of public open space to be created for residents.

A planning statement filed with the application said: “Whilst the site lies within an area identified as having a medium to high sensitivity to residential development, the site itself does not fall within the broad open countryside that this conclusion is based on.

“Instead, the site is more closely associated with the edge of the builtup area due to adjacent development and the extensive range of farm buildings.

“Those buildings are derelict and significantly detract from the appearance of the immediate location and the contribution of the site to the landscape character.

“Removal of the buildings will be an enhancement but there is no economic incentive to do so absent
