Given that perfect plots rarely exist, and expectatio­ns can be unrealisti­c, finding a suitable plot requires compromise.while lots of people have a passion to self-build, often they don’t understand why they want to do it and therefore struggle to figure out how to make a less than perfect plot work. Having a clear view of what drives your self-build passion, including a knowledge of your must-haves and nice-to-haves, will unlock plots that would otherwise seem unsuitable at first glance.

Not every plot is sold as such. Sometimes replacing an existing building can be the best route to creating your dream home, particular­ly in areas such as the south-east. a plot is found, as inexperien­ced plot buyers can dilly dally, worrying that there could be hidden problems or that they might be offering too much money. From a plot seller’s point of view this can be frustratin­g. As a result, if there’s doubt over the buyer’s commitment, the seller may accept a more confident offer from, say, a builder who they judge to be more likely to complete the sale.

The path of least resistance is always the most tempting, and as a result people tend to only look at the most convenient routes to find a plot. It should come as no surprise that plotfindin­g search engines such as plotfinder.net are very popular, as are sites such as Rightmove, but remember, if you find something you need to act as quickly as possible.
