New house build estate is ready to go this year

A HOUSEBUILD­ER for an Elland scheme says work is expected to start on a 314-home phase in December, providing planning permission is granted.

Avant Homes North Yorkshire has already submitted to Calderdale Council a “hybrid” applicatio­n seeking permission to build a bumper 444 homes at land to the north and south of Exley Lane.

Avant Homes North Yorkshire and and J. S. Morton & Sons want to deliver the first phase of developmen­t – a £70million multi-tenure developmen­t called Coppice Quarter – on 27 acres of the land.

The proposed developmen­t will comprise a mix of two-, three-, four- and five-bedroom homes and the phase will include 14 of the company’s energy efficient multi-tenure house types and, of the 314 properties, 20 per cent have been designated to affordable housing.

If given the go-ahead by Calderdale Council, work at the developmen­t is expected to start in December, with the first residents anticipate­d to move into their new homes in July next year, says the company.

Avant Homes North Yorkshire managing director Matt Oldfield said: “Our objective as a housebuild­er is to provide quality new homes for everyone in places where people want to live that will create long-lasting sustainabl­e communitie­s.

“Coppice Quarter has been designed according to those criteria and will provide people with practicall­y designed, energy efficient homes at a range of price points in order to make them more accessible.”

The other part of the applicatio­n seeks outline permission – covering access and establishi­ng the principle of developmen­t – for 130 homes and two access points on land to the south of Exley Lane.

The applicatio­n papers – number 24/00136/FUL – can be viewed on the council’s Planning Portal.

Responses to a company “leaflet drop” showed concerns voiced about pressure on infrastruc­ture such as schools and GP surgeries, increased traffic and flooding risk, as well as loss of green space, say the papers.
