Noise worries over plans to turn farm into a holiday park

PLANS to turn an East Riding g farm into a holiday park featuring g shops, a fishing lake, bakery, craft t spaces and 49 lodges are set to go o before councillor­s this week.

East Riding Council’s planning g committee is set to decide on the e conversion of Yokegate Farm, off f Holme Road, Spaldingto­n, into o a holiday park at a meeting on n Thursday.

MM Planning, the developer’s s agent, stated the plans would see e buildings, underused since the farm’s purchase four years ago, converted into facilities for the park.

The proposed site covers around 13.5 hectares and includes 100sq m of craft workshop space, 78sq m for an artisan bakery and delicatess­en and a 1.5-hectare fishing pond.

But nine objections have been lodged over the noise disturbanc­e which could come from park guests and events, with some also worried it could bring more traffic to nearby rural roads.

Plans also include a 150sq m exhibition and event space, 380sq m for shops and a further 190sq m for workshops and storage. A mix of two and three-bedroom log cabins would also cover 1.5 hectares, accommodat­ing up to four to six guests each.

The agent said the developmen­t would bring long-term benefits to the local rural economy, with most of the goods sold on site made in the craft spaces and workshops.

They estimate ten full-time and five part-time jobs could be created if the park is approved.

Developers also plan to plant trees and hedges around the area proposed for the log cabins, which would ld screen it within ithi ten t years.

Developers stated: “This reuse of existing buildings is sustainabl­e, and issues raised on highways and visual impact have been addressed in the applicatio­n.

“The right developmen­t in this location could make a significan­t contributi­on to the local rural economy.

“The nearest dwelling to the proposed developmen­t is The Bungalow, located to the west of the existing farmstead.

“The proposed layout is such that the amenity currently enjoyed by the adjacent residents would not be harmed.

“The visiting public and passing trade would be expected to be on site between 9am and 6pm Monday to Saturday and 10am till 4pm on Sundays and bank holidays.

“Visitors making use of this new tourism facility would make a positive contributi­on to the local economy through spending at the site and in the wider locality.”

The occupier of The Bungalow claimed in their objections the park would make access to her property more dangerous due to poor visibility.

They added their privacy could be lost due to their home being six

metres t away from f the th park, k with ith close proximity also a concern because of their shift work.

A neighbouri­ng farmer has also claimed the park would have a “detrimenta­l” impact on his cattlerear­ing business.

Developers stated the council refused to back a similar developmen­t in 2016 over concerns traffic increases could make the road routes to the site more dangerous.

They added that although council highways officers initially told them access could be a “major concern”, they were now satisfied the A614 could bear the extra traffic following surveys.

Council highways officers backed the applicant’s traffic management plans, stating no accidents or injuries had been recorded on that stretch of the A614.

But officers also requested the road be widened as part of the developmen­t and that a new ghost island right turn be created to improve access.

Environmen­t and public protection officers also raised no objections, but the latter have requested conditions restrictin­g noise from the planned event space after 6pm.
