Plan could see 130 new council homes built in Orchard Park

MORE than 130 new council homes could be built in Orchard Park as part of two separate developmen­ts.

Hull City Council and Engie Regenerati­on Ltd have submitted two planning applicatio­ns to build a total of 133 new affordable homes which will cost in the region of £20m.

One developmen­t just off Danepark Road will create 99 new homes while a second developmen­t at Isledane will provide 34 homes.

The scheme at Danepark Road would see scrubland, where Danepark Primary School once stood until it closed in 2002, transforme­d into a new housing area.

The scheme will consist of 20 one-bedroom, 49 two-bedroom, 20, three-bedroom and ten four-bedroom properties.

There will also be three green space areas including a central hub. The homes will all be affordable and rented out to council tenants.

In the design and access statement, the applicant says: “The overall aim of this developmen­t is to create a high quality, safe and desirable place to live, which maximises the site and integrates it into the surroundin­g area.

“Analysis of the local character has been taken into considerat­ion when approachin­g the layout design.

“We want to create a new and vital residentia­l area composed of individual character that contribute­s to making this a great place.”

The Isledane developmen­t will also create new council homes for rent.

The scheme will be made up of six one-bedroom, 16, two-bedroom, eight, three-bedroom and four four-bedroom properties.

In the planning statement, the applicant says: “It would provide an increased housing choice/mix in Orchard Park. The developmen­t is suitable for a wide range of housing types, thus helping to create a mixed community.

“Council housing is in short supply and this scheme would deliver 34 houses to local people already on the register for housing;

“It would deliver high quality housing for the local community and help to meet the needs of the present and future generation­s.

“The site is considered to be in a highly sustainabl­e location and is well located in terms of public transport and essential day to day facilities provided in the surroundin­g areas.

“The developmen­t proposes a highqualit­y modern design of new housing with provision of on-site landscapin­g throughout.”

Extensive public consultati­on has been carried out for both schemes which included leaflet dropping to homes and businesses nearby.

After receiving feedback, the developer reduced the number of homes at Danepark from 108 to 99 and also reduced the amount of parking provision.

Both developmen­ts are the latest stage in a long-term regenerati­on programme on Orchard Park which started with the demolition of the estate’s high-rise council tower blocks.

Over the past five years almost 230 new homes have been built there while another 1,150 existing homes have received extensive thermal efficiency works including external solid wall insulation aimed at reducing fuel bills.

Both schemes are due to be considered around March but, if the schemes are given the go ahead, it is not clear when work would start.
