SWANLAND IS THE AREA’S PRICIEST VILLAGE East Riding housing price boom

HOUSE prices in Hull and the East Riding have risen sharply once again as the buying frenzy continues.

The average house price for a property in Yorkshire and the Humber is now £188,095 an increase of 8.1 per cent on the previous year.

There is still a large discrepanc­y between the average price in Hull, and those houses in the East Riding however.

According to Rightmove, properties in Hull had an overall average price of £158,018 over the past year, and the majority of sales involved terraced properties, selling for an average price of £116,326.

Semi-detached properties sold for an average of £170,088, with detached properties fetching £297,486.

However, in the East Riding, most of the sales in the past year were semi-detached homes which went for an average of £183,050.

Detached properties had an average sold price of £329,748 and terraced properties averaged at £133,728.

Houses in the East Riding have an overall average price of £210,729, which is less than nearby West Yorkshire (£220,524) and North Yorkshire (£275,969), but was more than neighbouri­ng South Yorkshire (£197,096).

Unsurprisi­ngly, the priciest East Riding village is Swanland, with the average house costing a whopping £442,515, and at the other end of the scale, the area with the lowest property prices is Withernsea, where the average is £128,098.

Russell Galley, managing director of Halifax, said: “UK house prices climbed again in October, as the value of the average property grew by 0.9 per cent, an increase of more than £2,500 in the month.

“One of the key drivers of activity in the housing market over the past 18 months has been the race for space, with buyers seeking larger properties, often further from urban centres.

“Combined with temporary measures such as the cut to stamp duty, this has helped push the average property price up to an all-time high of £270,027. Since April 2020, the first full month of lockdown, the value of the average property has soared by £31,516.
