THE average price tag of a home has reached a new record high for the fifth month in a row, with the asking price across the UK now standing at £368,614.

According to property website Rightmove, prices edged up by 0.3 per cent, or £1,113 on average month-on-month, in June, and demand from buyers remains strong, despite rising interest rate rises and the increasing cost of living.

The latest Rightmove House Price Index shows the pace of price growth is slowing, after a strong start to 2022, and predicts that affordability constraints, a better balance between supply and demand, and usual seasonal price drops will contribute to further slowing of price growth in coming months.

It reports signs of more fresh choice for buyers, with the number of properties coming onto the market for sale up by 7 per cent compared to this time last year, but still below 2019 levels.

It suggests that because of a conveyancing log-jam, sellers will need to come to market in the next few weeks to be in with the best chance of moving before Christmas, with the average time to get through conveyancing currently 150 days.

More than 500,000 homes are currently sold subject to contract, which is 44 per cent higher than in 2019.

Rightmove’s report was released as the EY ITEM Club said it expects UK house prices to rise 8 per cent over the course of 2022.
