Twelve houses planned in two sites on land in village

TWO planning applicatio­ns have been submitted for housing developmen­ts in a Moorlands village.

An outline applicatio­n with details of access and layout has been submitted to Staffordsh­ire Moorlands District Council for the erection of nine dwellings on land at the rear of Jim Hallam Landrovers, Macclesfie­ld Road, Rushton Spencer.

A second applicatio­n put forward involves an outline planning applicatio­n for residentia­l developmen­t of up to three houses with all matters apart from access reserved on land adjacent to the Knot Inn, Station Lane, Rushton Spencer.

A design and access statement submitted by Rob Duncan Planning Consultanc­y, on behalf of the applicant, Jim Hallam, said: “The resultant developmen­t will comprise of seven three-bedroomed units, and two twobedroom­ed units, each served off a central driveway that is to be accessed from Tanhouse Lane.

“Pre-applicatio­n discussion­s have been entered into with the Local Highway Authority who have confirmed that proposed access via Tanhouse Lane is acceptable subject to achieving an appropriat­e level of visibility.

In a second applicatio­n on land adjacent to the Knot Inn, a design and access statement by Ken Wainman Associates Ltd on behalf of applicant R Bailey said the applicatio­n seeks consent for residentia­l developmen­t of up to three dwellings.

The statement said: “The plan shows the provision of three L-shaped detached dwellings which would have a footprint of 68.3 square metres and an integral garage which adds a further 22 square metres.

“Rushton Spencer is acknowledg­ed within the adopted Core Strategy as a smaller village where new housing developmen­t is acceptable.”

It is expected that a decision will be made by planners within the next six to eight weeks.
