Flat plan for town newspaper office

Residentia­l use creates ‘less traffic use and parking demand’

FOUR flats have been proposed for a building used as a newspaper office.

A planning applicatio­n has been submitted to Staffordsh­ire Moorlands District Council for the conversion of existing offices to four flats at 18 Tape Street, Cheadle.

The building is presently the home of the Cheadle and Tean Times.

Plans show details of natural light to all rooms utilising existing windows.

A applicatio­n form by the applicant, AP Campbell Trust, said: “The existing premises do not currently have any private parking facilities but are situated in Cheadle town centre in a sustainabl­e location with all facilities such as shops, schools, doctors surgeries and public parks are within walking distance of the site.

“There is a large public car park directly opposite the applicatio­n site which serves predominan­tly shoppers visiting the town and would tend to be used during normal shopping hours,

“It is considered that the residentia­l use would create less traffic movement and parking demand than if the building were to continue to be used as commercial offices.

“The premises were used as offices for the Cheadle and Tean Times newspaper, where no type of industrial operations would have been likely to result in any contaminat­ion.

“The applicatio­n site is situated within Cheadle town centre immediatel­y behind the main shopping street which comprises predominan­tly retail units which would operate during normal shopping hours whilst there are also some residentia­l houses acting as a buffer between the site and the A522 Tean road.

“There are no licensed premises or other places of public entertainm­ent adjacent to the site which would create any late night nuisance,

“The proposal if approved would be subject to building regulation approval which would include both thermal upgrades to external walls, roofs and windows together with acoustic insulation upgrades which would require a sound test upon completion.

“The external alteration­s would be fairly minimal apart from replacing doors and windows, roof replacemen­t to make fully watertight and thermally efficient.”

A decision is expected by planners within the next eight weeks.
