Plan for 13 houses on brownfield site
OUTLINE plans have been submitted to build 13 houses in a Moorlands village.
The planning application submitted to Staffordshire Moorlands District Council proposes residential development at Capri, Gallows Green, Alton, Staffordshire.
A design and access statement by WW Planning said: “The forward most part of the site is brownfield in nature and includes the existing house garage and other outbuildings.
“To the rear of the site lies an open paddock. This is, however, adjacent to the defined edge of the village and feels part of the village.
It is not isolated. To the front and both sides of the site there is well established housing.
“The applicant considers the site to be a sensitive, organic and small-scale extension to the village, which would assist Alton and Staffordshire Moorlands in meeting its housing need.
“A wholly residential use is sought for about 13 dwellings. It is likely that this will be a mixture of larger aspirational housing and starter homes, subject to discussion with the Local Planning Authority.
“The site is flat. It lends itself readily and easily to a residential layout. Access to the site will be via Denstone Lane which has good visibility, serves the existing dwelling and which has no known accidents associated with it. An indicative layout plan is submitted with this outline planning application. It shows that it is possible to lay the site out to provide for a mix of dwelling types and which pays due respect to the existing village scape.
“Traffic speeds along the B5032 and traffic flows are all modest and accord with its position within the village which acts as a ‘calming’ feature on traffic speeds. There is no ‘Alton Towers’ traffic passing this site.”
A decision is expected by planners in eight to 12 weeks.
