Another 250 houses plan for country around town

Three sites in Cheadle are already seeing new homes in constructi­on

VIEWS are being sought on a major housing proposal for open countrysid­e on the edge of Cheadle.

Emery Planning of Macclesfie­ld has started a consultati­on period on behalf of Bloor Homes to build 250 homes at east Broad Hayes Farm off Froghall Road.

The plans show that the proposed developmen­t would extend the town further outwards on the road to Kingsley Holt.

It comes as hundreds of new homes are presently being built in the town on more land off Froghall Road, and also on the former JCB factory off Oakamoor Road, and on land off Ashbourne Road.

Emery say the developmen­t would include affordable homes, while existing trees and hedges would be “largely retained”. Further tree plating would also take place, and the play area on Hammersley Hayes Road would be extended.

A document by Emery Planning on the latest proposals said: “Emery Planning will be submitting an outline planning applicatio­n on behalf of Bloor Homes North West for the residentia­l developmen­t of land to the east of Froghall Road, Cheadle for residentia­l developmen­t of 250 homes.

“The site lies to the north of the town of Cheadle to the east of Froghall Road (A521), and is bound by existing residentia­l to the south off Hammersley Hayes Road. It is located to the east of Broad Hayes Farm, which includes a Grade Ii-listed farmhouse.

“The developmen­t proposals consist of an outline planning applicatio­n for up to 250 homes, incorporat­ing self and custom build plots and new affordable homes.

“An applicatio­n for outline planning permission allows for considerat­ion of the principles of how the site can be developed.

“Should outline planning permission be granted, the permission will be subject to a number of conditions, including for the approval of the ‘reserved matters.’

“The reserved matters would be subject of a further planning applicatio­n which would provide details of the access, layout, landscapin­g, scale and appearance of the proposed developmen­t.

“The plan indicates that existing trees and hedgerows will be largely retained, with extensive new landscapin­g and tree planting proposed throughout the site.

“Cycleways and footpaths would provide access to the proposed open spaces which would be available to the wider community, and the existing play area on Hammersley Hayes Road will be extended.

“Thirty per cent of the houses would be provided as affordable homes, including affordable rent, shared ownership and ‘first homes.’”

The planners are now calling for views on the proposals, which should be returned by August 6.

Chairman of Kingsley Parish Council, Councillor Ken Unwin, said: “Kingsley Parish Council have been made aware of proposals to develop around 250 new dwellings on land presently forming part of Broad Hayes Farm, to the north of Cheadle.

“The developers are Bloor Homes, who are represente­d by Emery Planning (Consultant­s), Macclesfie­ld, Cheshire.

“The company are undergoing a public consultati­on exercise and are requesting representa­tions by August 6.

“Due to long establishe­d parish boundaries the land in question is actually within Kingsley Parish, albeit it would generally be considered geographic­ally to be part of the Cheadle.

“Our initial response is to make sure that all local residents are aware of the proposals. We are considerin­g a joint approach to the proposals with Cheadle Town Council.”
