City plot with flats okayed is in auction

A PRIME piece of Leicester real estate with planning permission for 37 student flats is up for auction next week.

The potential new owner will be able to build a seven-storey building at the site, located at the junction of Conduit Street and Andover Street behind Leicester station.

The University of Leicester campus and the main academic faculties are within easy walking distance.

The land is being sold as a freehold plot with a guide price of £495,000.

It is set to feature in an auction run by Bond Wolfe at Villa Park, home to Aston Villa FC, in Birmingham, on Thursday.

The land lot is “expected to be popular”, according to the auction house, which said it expects there to be keen competitio­n among bidders.

Bond Wolfe said that the 0.04-acre site also has the potential for several alternativ­e uses.

Its new owner, however, would have to first apply to Leicester City Council for planning permission for a different kind of developmen­t.

Colin Totney, land and developmen­t surveyor at Bond Wolfe, said it was an opportunit­y to buy a “valuable plot of land” in the heart of the city.

“Both student accommodat­ion and the space to build more of it is at a premium in Leicester,” he said.

“So we expect lots of attention on this valuable plot of land.”

The Highfields plot is among 207 properties appearing in the auction.

It will start at 9.30am and will be Bond Wolfe’s first physical auction in two-and-a-half years due to the coronaviru­s pandemic.
