More floors and flats are added to pub proposals

TWO extra floors and 11 more flats have been added to proposals to redevelop the site of the former Royal George pub in Loughborou­gh.

The pub, at The Coneries in Nottingham Road, dates back to the 1930s and is locally listed by Charnwood Borough Council.

Last year, developers Solus Homes Ltd were given planning permission by Charnwood Borough Council to demolish the Gothic pub to make way for a four-storey L-shaped building accommodat­ing a shop and 29 one and two-bedroom flats.

Now, a new applicatio­n was been submitted to the author- ity with a number of changes, including an increase in the amount of flats.

The new plans propose 40 flats on the site, a reduction in the size of the retail unit, car parking on the ground floor, and an increase in height of two floors, making the building six storeys high.

The planning applicatio­n’s Design and Access Statement, submitted to the council by HSSP Architects Limited, states: “Our clients, Solus Homes Ltd, are developers of high quality new build homes in the region.

“They have purchased the site, having exchanged contracts and will complete on successful resolution of this applicatio­n.

“Our client has secured funding for the developmen­t, which will commence in June 2017 (pending approval).

“Whilst the existing building could be used for its original intended use as a public house, there has been a trend for closure of many of the smaller public houses outside of the town centre due to changes in trends in drinking out.

“It does not lend itself easily to other uses.

“The proposal has been extended in height by two floors overall, but is stepped on the ends to reduce perception of scale and mass and be more sensitive to adjacent properties.

“The increase in quantity of residentia­l flats is required due to the economics of the developmen­t and deliverabi­lity.”
