EVER wished you knew a bit more about a property before you put an offer in on it? Finding out about local planning applicatio­ns or how much the sellers paid for it could be useful when committing to a purchase.

But informatio­n can be thin on the ground. Not any longer, though.

Location, Location, Location TV show presenter Phil Spencer has launched a service that offers home buyers the inside track about any property in the UK, designed to help them secure their dream home.

Launched by Phil at the Ideal Home Show and called Move IQ, his company charges £15 for a tailored informatio­n pack that includes an estimate of a property’s value, photos, the previous price paid for the property by the seller, details of local planning changes and applicatio­ns, informatio­n from the property’s Title Register as well as boundary plans.

Phil, who owns homes both in Wandsworth in London and in Sussex, says he thinks the housing market is unfairly stacked in the seller’s favour and wants to redress this imbalance with unbiased advice.

“I want to arm anyone moving with the tools, knowledge and confidence to secure the right property and get the best deal possible,” says Phil.

“Equally, knowing vital propertysp­ecific and local area informatio­n about somewhere you’re set to call ‘home’ is too often overlooked.

“Having all the facts to hand and knowing what to do with them, is essential when buying.”
