House prices come under the spotlight...

THE most expensive went for £18m, but bargain properties could be had for just £19,000 - what were the most and least expensive home sales in your area? Most Expensive: 78 Main Street, Swithland, LE12 8TH, which is a detached house, sold for £1,425,000 on October 11; 6 Sunny Hill Road, Loughborou­gh, which is a detached house, sold for £630,000 on October 10; 103 Nanpantan Road, Nanpantan, which is a detached house, sold for £622,000 on October 15; 15 Barrow Road, Burton On The Wolds, which is a detached house, sold for £619,150 on October 5; 5 Westley Close, Quorn, which is a detached house, sold for £615,000 on October 11; 13 White Street, Quorn, which is a detached house, sold for £495,000 on October 19; 16 Grey Crescent, Newtown Linford, which is a detached house, sold for £495,000 on October 17; 3 Fosse Way, Syston, which is a detached house, sold for £430,000 on October 19; and 3 Calke Close, Loughborou­gh, which is a detached house, sold for £420,000 on October 22. Least Expensive: 132 Paget Street, Loughborou­gh, which is a terrace house, sold for £105,000 on October 12; Flat 7, 64, Darwin Crescent, Loughborou­gh, which is a flat, sold for £118,000 on October 12; 65 Kirkhill, Shepshed, which is a terrace house, sold for £122,000 on October 10; 18 Nine Riggs Square, Birstall, which is a flat, sold for £125,000 on October 12; 39 Barnsdale Close, Loughborou­gh, which is a flat, sold for £130,000 on October 10 (This sale may have been a buy-to-let, a transfer to a company, or a repossessi­on); 23 Oxford Street, Syston, which is a terrace house, sold for £130,000 on October 5; 3 Edward Phillipps Road, Hathern, which is a flat, sold for £130,500 on October 4; 7 Pennine Close, Shepshed, which is a semi-detached house, sold for £131,000 on October 2; and 6 The Inleys, Shepshed, which is a terrace house, sold for £131,000 on October 2.

According to the Land Registry, 29,592 residentia­l sales have been registered from October 2018. Across England and Wales, there were 594 £1m or more sales, compared to 450 registered in September, including 98 at £2m or more.

The most expensive residentia­l sale taking place in October 2018 was of a semi-detached property in Kensington and Chelsea for £17.9m. The cheapest residentia­l sales in October 2018 were terraced properties in Ferryhill and Burnley for £19,000.

The Land Registry lists the price paid for every property bought at market value. The data also includes sales under a power of sale/repossessi­ons, buy-to-lets (where they can be identified by a Mortgage) and transfers to non-private individual­s. It may take several weeks for sales to be registered after completion so some sales from later in October may not be listed yet.

As the data relies on buyers, or their solicitors, registerin­g the sale and the price paid with the Land Registry, mistakes in listings may happen, they are usually corrected at later date. Issues can include figures with too many digits or shared ownership prices paid for a part share listed as the whole price.
