Tis the season when selling gets serious

-

ROB Kennedy, director of the Philip James Group, explains why the M20 postcode area remains a property hotspot for investors.

Didsbury village and West Didsbury have continued to develop into sophisticated and highly sought-after marketplaces to buy, sell and rent.

He said: “Late spring and early summer is traditionally a time of year when most serious buyers and sellers want to make their move.

“After a number of years building momentum, the market in Didsbury and West Didsbury is currently outperforming other sought-after suburbs such as Hale, Altrincham, Wilmslow, Worsley and Prestbury; based on speed of sales and volume of transactions.

“A principal concern now is clients not being able to find a suitable property to buy, which has resulted in an unprecedented number of new developments springing up and record prices being achieved for our most desirable addresses.”

Rob continued: “We are selling many properties through open day events and are consistently proactive in sourcing new properties for our clients.

“This market-driven approach has been extremely successful as we are now marketing almost half of all the available properties to buy in Didsbury village and West Didsbury.”

Buyers registered with Philip James Kennedy are able to view a huge selection of local properties just by popping into the office. Navigated through the process by a property expert is a simple way of matching buyers with the perfect potential properties and saves wasted time trawling the internet.

Rob said: “Many of our buyers prefer viewings at weekends and utilise our open house service.

“Jorja, Kirsty and Peter are available all day on Saturdays and Sundays to assist clients in their search.

“Having attracted over 50 per cent of new properties which came to market during April, the team has the authority to negotiate effectively on price using comparables they have sold themselves.

“During April 2015 we set a new record for the Didsbury office, selling £10m worth of property for our clients in just one month.”

The Philip James branch in Heaton Moor is also seeing huge changes in 2015 and a new appointment reflects this.

Rob said: “I am really happy to welcome Greg Davies as the new manager of our flagship Heaton Moor office.

“He is returning to his old stomping ground with over 15 years’ experience and a tenacious reputation for his high levels of customer service and knowledge of prestigious homes.

“Greg is one of the most sought-after property professionals in the area and has already secured some high-profile appointments within his team.

“He has also undertaken a full refurbishment of the corner offices to showcase his clients’ properties.

“These homes will be jointly marketed with the Didsbury office, which handles the majority of exclusive homes sales in the Didsbury area.”

Greg said: “I regard Philip James as one of the top estate agency brands in South Manchester; it has a reputation and core values I can identify with.

“I am looking forward to introducing a different type of agency to The Heatons, a location which offers a fantastic lifestyle for both families and professionals.”
