First plans in for Lillibrook­e

Maidenhead: Access applicatio­n for 225-home developmen­t

A long-awaited plan for a major housing developmen­t in Woodlands Park has arrived – with an applicatio­n for a maximum of 225 homes now submitted to the council.

The site is earmarked in the Borough Local Plan (BLP) for up to 300 homes, open space and sports pitches. It is made up of about 16 hectares of agricultur­al land and woodland.

Woodlands Park Business Park and Alexander Devine Children’s Hospice are located to the south.

The plans by Berkeley Strategic Land Limited are outline – with just access to be considered at this stage.

Nonetheles­s, the company has given some indication of what else it plans to do on the land bordered by Woodlands Park Avenue and Woodlands Park Road.

It is calling this new site ‘Lillibrook­e,’ in light of the fact that the site is an original part of the Lillibrook­e

Manor’s estate.

The exact number of homes, the home types and tenure will be determined through future planning applicatio­ns.

Delivery of the residentia­l homes is anticipate­d to start in June 2025.

The submitted plans ask the council to consider the new vehicular access off Woodlands Park Road and emergency access off Woodlands Park Avenue, plus pedestrian and cycle access.

The primary access into the site will be from Woodlands

Park Road. Emergency-only access will be provided off Woodlands Park Avenue with restrictio­ns in place.

Visibility at the junction of the two roads will be improved for increased safety.

There is ‘an opportunit­y’ to improve the existing bus stops, following the rerouting of bus route 7, ‘to encourage sustainabl­e travel’.

There is also an opportunit­y to provide new footpaths and cycle paths which connect to the existing network, creating links to nearby facilities, the countrysid­e and Ockwells Park.

One feature outlined is a wildlife corridor incorporat­ing marshy wetland ponds, habitats for wildlife and boardwalks. Plans say ‘many homes’ will look out across woodlands, wetlands and green spaces.
