Are you to the manor born? Try Dawn’s pad

IT’S one of the most luxurious properties in Cheshire – and yet it’s been waiting for a buyer for years.

The building has been transforme­d into one of Cheshire’s most luxurious residentia­l properties by Real Housewives of Cheshire star, Dawn Ward, and footballer husband Ashley – but has been looking for a buyer since 2013. Warford Hall is an 11-bedroom mansion situated in the idyllic countrysid­e location of Great Warford, just minutes from affluent Alderley Edge.

The sprawling manor house was designed by W Roberts and built in 1867 using mellow Cheshire red brick and carved, dressed Alderley Edge stone.

Boasting six bedrooms and seven bathrooms in the main house, with a further five beds in two additional flats, this is one seriously substantia­l property. But just 14 years ago this building was in a sorry state. Housing a call centre with around 100 staff it was more cold and clinical than cool and contempora­ry.

The size and scale of the property screams footballer’s pad and the project ahead demanded the fine eye and attention to detail of an interior designer.

So when the property was scooped up by Ashley, who’s become a property developer, and Dawn, an interior designer, there was only really ever going to be one outcome – luxury on the grandest of scales.

Exactly how much of the current furniture, fixtures and fittings will be included in the sale is unclear, so if the current decor isn’t quite to your taste you’ll need to set aside a substantia­l budget over and above the ‘price on applicatio­n’ that you’ll need to splash out on the initial purchase.

There’s no real way to sum up the accommodat­ion in brief and just about every type of room available is included.

Sun rooms, games rooms, drawing rooms, dining rooms, play rooms, cinema rooms, bar rooms, services rooms, changing rooms, plant rooms, even a communicat­ions room – the list goes on and on.

And all these, and more, fit in grounds that equate, in true Alderley Edge vernacular, to eight-and-a-half football pitches, or 12.5 acres in ordinary money.

The next occupiers will have one of the most prestigiou­s houses in the north west in their ownership but with a price tag that might even be putting Premier League footballer­s off, it will be interestin­g to see who takes the leap and buys Warford Hall.
