True cost of living near top schools

HOUSES near Greater Manchester’s top state schools cost £67,000 more than those near poor performing schools.
An analysis of Land Registry data shows that families may be paying a massive premium to move closer to better performing schools in our area.
We have listed the average house price near Greater Manchester’s best – and worst – performing schools in the table below.
The data reveals that properties that share the first half of their postcode with the best state schools in Greater Manchester were priced at an average of £204,460 in 2018.
That is schools within the top 20 per cent nationally for average attainment 8 scores. Attainment 8 is part of the new system that was implemented for all schools from 2016. It measures the average achievement of pupils in up to eight qualifications, including English and maths, along with further GCSE qualifications, English Baccalaureate qualifications and any other nonGCSE qualifications on the Department for Education approved list.
Meanwhile, houses near Greater Manchester schools in the bottom 20 per cent for attainment 8 sold for an average of £137,324 in 2018 – 33 per cent lower.
These differences in price are visible even in the same town or city.
Houses in the M8 postcode share their area with one of Manchester’s best performing state schools – The King David High School – where pupils have an average attainment 8 score of 60.9.
Their houses are £25,000 more expensive than those in M9. M9 contains Co-op Academy North Manchester – in the bottom 20pc of schools in the country with an average attainment 8 score of 38.6.
The analysis calculated the average house price for each postcode sector in the UK based on Land Registry pricepaid data for 2018 so far.
Each school in England – excluding independent and special schools – was then paired up with the average house price for their postcode and their average attainment 8 scores.
