Set for kick-off, Nev’s £200m developmen­t

CONSTRUCTI­ON of Gary Neville’s £200m hotel, flats and office project St Michael’s is finally expected to get underway this year.

The ex-footballer turned property developer and former team-mate Ryan Giggs are leading a consortium of investors behind the scheme that first gained planning permission in March 2018.

It has now been announced that contractor Laing O’Rourke has been appointed to build the 40-storey tower that will include a five-star hotel, 189 apartments and 163,000 sq ft of offices, retail and restaurant­s.

Developer the St Michael’s Partnershi­p, a joint venture between Neville, Giggs, Manchester city council and Singaporea­n-based investment firm Rowsley, has also proposed a series of amendments as the design has progressed.

They include a reduction in parking numbers, the expansion of a retail mezzanine and refinement­s to the facades of the hotel, synagogue and signature ‘honeycomb’ fins on the exterior of the tower.

According to planning documents, constructi­on is expected to start this year and be complete in 2023.

The plans for the 1.5 acre site, which date back at least six years, have proved controvers­ial from the beginning.

The project will involve demolishin­g a number of buildings on the site bounded by

201 Deansgate,

Jackson’s Row,

Bootle Street and Southmill Street.

It was originally intended to be two high-rise, black clad towers reaching 29 and 39 storeys, respective­ly, designed by Make Architects.

The proposals would have seen the demolition of all the buildings on the site, including the Sir Ralph Abercromby pub and Bootle Street police station.

The scheme inspired fierce opposition, with a petition reaching thousands of signatures, protesting against the height in such a central location, and the loss of the historic assets.

A refreshed proposal by Hodder + Partners followed in summer 2017, and include a single 40-storey lozengesha­ped tower, clad in bronze anodized aluminium. The Abercromby pub and the facade of the Bootle Street police station will also be retained as part of the revised plans.

Gary Neville, on behalf of the St Michael’s Partnershi­p said: “We’re delighted to officially announce Laing O’Rourke as constructi­on partner on St Michael’s.

“The level of input given by them and the team really puts us in a good position to progress swiftly with the final stage of design early in 2020.” Stephen Hodder, chairman of Hodder + Partners, said: “I’m pleased that the design developmen­t supports the original consented scheme.

“It was so important to us that during this stage the team maintained the quality, scale and volume of the consented plans, which we have successful­ly achieved.”

MPs are calling for a ‘radical’ new approach to tackle A&E waiting times at Stepping Hill Hospital.

Concerns about Stockport’s emergency unit were aired during a debate in the House of Commons on Tuesday.

William Wragg, MP for Hazel Grove, asked what could be done to ease the soaring pressures facing A&E.

In December, 200 people spent more than 12 hours waiting in A&E for a ward bed, up from 87 in November.

Just 59.1pc of people arriving at A&E waited less than four hours to be seen against the national 95pc target for all hospitals.

Mr Wragg, leading the debate, said demand for emergency care at Stepping Hill had risen about 5pc in the last year, and 6pc in the three months before Christmas.
