Green light for canalside homes

182 APARTMENTS AND TOWNHOUSES, PLUS SPACE FOR A PARK AND OFFICES

THE next phase of a £1bn canalside transforma­tion is set to go ahead - with 182 more apartments, seven townhouses and some new office space approved.

Salford’s Middlewood Locks, where hundreds of homes have already been built and 546 more are currently under constructi­on, will now see a third phase of developmen­t which includes an extended plaza and new park.

Two new blocks, 10 and 12 storeys in height, will be built alongside seven townhouses and 970 sqm of commercial space within a two storey building.

The 25-acre “urban neighbourh­ood”, which is centred around the Manchester, Bolton and Bury canal to the east of Oldfield Road in Salford, could have more than 2,000 new dwellings built by the time the developmen­t is complete.

Salford City Council’s planning panel approved the third phase on Thursday.

Planning officer Amy Smith told councillor­s that the materials for the new buildings have been chosen to respect Salford’s “industrial heritage”.

She said: “The developmen­t will be set within four distinct blocks with the apartments orientated roughly north to south, the townhouses fronting the canalside walkway and the commercial units at the heart of the developmen­t within the plaza area.

“The developmen­t includes continued public realm improvemen­ts, a landscape podium above and an undercroft car park.

“Phase 3 will enhance the key linkages already establishe­d between Oldfield Road and East Ordsall Lane, with additional pedestrian and cycle routes and the inclusion of an upgraded link bridge over the canal to connect the public realm areas.”

The new buildings will have 51 parking spaces between them, including three disabled bays and five motorcycle spaces, with 40 residents’ bicycle spaces.

Electric vehicle charging points will be available outside the secure car park.

There will be a large glazed entrance between the townhouses and offices.

A multi-functional space with lawns, plants and communal seating will also be created, complete with children’s play equipment and safety surfacing.

Ms Smith added: “The upgraded link bridge over the canal will provide the opportunit­y to introduce artwork screening to the side of the bridge.”
