Towns where homes are moving fast

STATS SHOW WHERE HOUSES SELL FASTEST... AND TWO AT THE TOP ARE IN GREATER MANCHESTER

SALFORD currently has the secondfast­est moving property market in England, it has been revealed.

Properties in the town take an average of just 27 days to go from being listed to sold subject to contract.

Things are moving even faster in Wigan, with a time to sell of 26 days.

Three bed semi-detached houses are the most popular property type, while £100,00 to £150,000 is the price band selling the quickest.

With the stamp duty holiday extension galvanisin­g the property market, Zoopla has revealed the 20 fastest moving property markets in England and Wales.

Overall, the fastest moving property type in England and Wales remains three bed, semi-detached houses.

The £150,000 to £200,000 price bracket also moves fastest.

Tom Parker, consumer spokesman at Zoopla, said: “With lower property prices than Manchester and great transport links, it’s easy to see why houses in nearby Wigan and Salford are proving popular. The search for space is also playing a role, with the pandemic influencin­g what home hunters are searching for and a new importance placed on features like additional bedrooms and gardens.”

The top 20 fastest-moving markets in England and Wales are: 1) Wigan - 26 days on the market. 2) Salford -27 days on the market; Redditch; Knowsley; Sheffield; Medway. 7) Liverpool - 30 days on the market. 8) Neath Port Talbot - 31 days on the market 9) Isle of Wight - 32 days on the market; Bridgend; Manchester; Barnsley; 13) Bristol - 33 days on the market; Mansfield; Wirral; Rotherham; St Helens; Warrington; Leeds; 20) Gateshead - 34 days on the market.

Grainne Gilmore, head of research at Zoopla, added: “We have observed the time taken to sell a home changing in many areas during Covid-19 pandemic.

“While the number of days it takes between listing a property to agreeing a sale in one of the traditiona­lly fastest-moving moving markets such as Manchester, Liverpool or Sheffield has stayed the same, sellers in some adjacent areas may now see their properties selling just as quickly.

“Buyers will have to move fast but the speed at which this stage of the buying process is moving also means that those looking to take advantage of the Stamp Duty holiday extension will be giving themselves the best chance of doing so.”
