From £33k to £2.5m

THE MOST - AND LEAST - EXPENSIVE HOUSES SOLD IN GREATER MANCHESTER OVER THE LAST FEW MONTHS

THE most and least expensive properties sold across Greater Manchester in the last few months have been revealed.

Between July and September, Trafford was home to six of the priciest houses in our region, with the most expensive selling for £2.5m.

The borough of Bolton also saw a couple of sales with hefty price tags, with a home in Worsley also going for near a million.

At the other end of the scale, many of the cheapest properties were sold in Manchester, Oldham, Wigan, and Rochdale.

The cheapest home went for £33,000 at the start of September.

The latest Land Registry data comes as average house prices across the UK increased by 10.6 per cent over the year to August 2021 up from 8.5 per cent in July 2021, according to figures from the Office for National Statistics.

Growth has slowed from June, which saw the fastest increase since November 2004.

Between the beginning of 2016 and the end of 2019, there was a general slowdown in UK house price growth, driven mainly by a slowdown in the south and east of England.

By the start of 2020, there was a pick-up in annual growth before the coronaviru­s restrictio­ns were put in place at the end of March.

Recent price increases may reflect a range of factors including possible changes in housing preference­s amid lockdown, and the temporary changes made to the stamp duty tax.

In May, the Royal Institutio­n of Chartered Surveyors reported a strong increase in demand coupled with a shortage of people putting their properties up for sale, which pushed up prices.

By September, it was saying that new listings continued to decline following the end of the stamp duty holiday, therefore it expects sales to stabilise going forward.

So what were the most and least expensive homes sold in Greater Manchester in the three months to September?

MOST EXPENSIVE

■ 8 South Downs Road, Hale, Altrincham, Trafford, Greater Manchester, WA14 3HU, which is a semi-detached house, sold for £1,085,000 on July 23

■ 3 Chapel Drive, Hale Barns, Altrincham, Trafford, Greater Manchester, WA15 0BL, which is a detached house, sold for £950,000 on August 6

■ 2 Lawn Grove, Bolton, Greater

Manchester, BL1 5TW, which is a detached house, sold for £895,000 on July 2

LEAST EXPENSIVE

■ 211 Littlemoor Lane, Oldham, Greater Manchester, OL4 2SF , which is a terraced house, sold for £33,000 on September 3

■ 105 Canal Street, Chadderton, Oldham, Greater Manchester, OL9 7JR, which is a flat, sold for £37,000 on September 7

■ 74 Kenyon Street, Manchester, Greater Manchester, M18 8TD , which is a terraced house, sold for £50,000 on August 23 (This sale may have been a buy-to-let, a transfer to a company, or a repossessi­on)
