Flats planned for cafe site

TWO OTHER BUILDINGS WILL ALSO BE KNOCKED DOWN IF PROPOSALS ARE APPROVED

PLANS have been submitted to demolish a former cafe just off the A52 and replace it with a new block of flats.

Two other buildings would also be knocked down if the developmen­t on Grantham Road, in Radcliffe-onTrent, is approved by Rushcliffe Borough Council.

The cafe is currently vacant, and the other two buildings are used for storage.

The new building, which would be an L shape and extend round Grantham Road, would have a communal garden for its residents to use.

Allan Joyce Architects, on behalf of the applicants, states: “The proposal is for two blocks of flats providing a total of nine dwellings, these will provide a mix of one and twobed flats for local people, with dedicated car-parking, cycle storage and

amenity space. The proposal seeks to provide housing that meets local need, as highlighte­d in the Radcliffeo­n-trent Neighbourh­ood plan – there is a need for smaller homes for younger families and older people.”

The proposal is for six two-bedroom apartments with an en-suite bathroom as well as a regular bathroom, and three one-bedroom apartments.

Each flat would have one parking space and covered secure cycle space within the private communal courtyard.

The applicants say the new homes have been designed to “provide excellent thermal comfort, ventilatio­n, natural light, and views” – and that all will come with good-sized rooms.

The applicatio­n concludes: “The proposal meets the need for additional housing, contributi­ng towards local and national targets.

“By virtue of the proximity to schools, shops and public transport, the site also helps reduce the reliance on private motor vehicle forms of transport, coupled with the integratio­n of high standards of constructi­on to minimise the carbon footprint and a ‘net gain’ approach to biodiversi­ty within the applicatio­n site, the proposed developmen­t would be sustainabl­e.”

The applicatio­n will now be considered by Rushcliffe Borough Council’s planning committee.
