Former green belt site plan for homes

210 PROPERTIES TO HELP MEET BOROUGH’S HOUSING NEEDS

LAND released from the green belt in a Nottinghamshire town could be transformed into a huge new housing estate.

Developers have now put forward a plan to build 210 homes on a site north of Hollygate Lane, Cotgrave, that has been allocated in Rushcliffe Borough Council’s local development plan for housing and has been released from the statutory green belt.

The site goes across two fields, with industrial units located to the east and Cotgrave Country Park nearby.

It is proposed that the site will be accessed via a new four-armed roundabout.

A spokesman for developer Barratt Homes North Midlands said: “The outline planning application for up to 210 properties in Cotgrave is part of our plans to deliver a range of high-quality new homes in Nottinghamshire.

“As part of the development, we plan to build properties to suit a variety of homebuyers and we will work with the local authorities to determine how we can invest in the local community through new facilities and services.”

Councillor Richard Butler, who represents Cotgrave for the Conservatives on the council, said the plans had been on the cards for a while.

“It’s part of the Rushcliffe Borough Council local plan allocated area,” he said.

“It was only a matter of time before a planning application came in for the housing.

“It does not come as a complete surprise.

“And we have seen from a few years ago a similar development further down Hollygate Lane, called Hollygate Park, which has proved very popular.

“It’s quite well established. I think in many ways this potential application may well be very similar to what we have got at Hollygate Park, quite a good mix of different types of houses.”

He said it was regrettable when green belt land was lost and added that the Government had given the council a “huge” requirement to build new homes.

Councillor Butler added: “There is not enough non-greenfield or brownfield land available to accommodate all the houses that have been requested and demanded.

“Very regrettably some areas of green belt have had to go.

“At the same time I know that the council has worked very hard to minimise the potential impact of losing bits of our green belt.

“I would want to ensure that impact on existing Cotgrave facilities and infrastructure is very carefully looked at and we’re not disadvantaged in any way.

“It’s very important that other factors – for example road capacity, schools and medical facilities – we need to ensure that they are considered and accounted for when it comes to providing extra housing.”
