Proposal to transform demolished garage sites

PLOTS MAY BE USED FOR SMALL HOUSING SCHEMES

PLANS have now been put forward to redevelop cleared garage sites in Nottingham into new homes.

Applications on behalf of the city council seek to redevelop four locations in Bestwood, Clifton, Bilborough and Strelley.

A city council report last year clarified that the disposal of the sites with planning permission would help “support self-build and custom housebuilding” and make each plot “more attractive to interested individuals and groups”.

In its application for five homes off Belconnen Road, Bestwood, the council said: “The site was previously occupied with 21 garages which have since been demolished due to having limited demand or need for them, the existing hardstanding remains.

“The dereliction of the space raises the opportunity for the land to be redeveloped to provide necessary residential development within the area.

“Outline planning permission is sought for the erection of five residential dwellings with associated parking, off Belconnen Road, Nottingham.”

The statement adds the proposed site regeneration would make “the land a more desirable space and attract more families”.

Labour city councillor Georgia Power, who represents Bestwood, previously said the area was in need of family housing.

A site off Scafell Way, Clifton, where 11 garages were demolished, could be developed into two houses, with three planned off Melbury Road, Bilborough, and two off Kildonan Close, Strelley.

The plans for the Strelley site state: “The land has not been used as garages since at least 2015 and has since become neglected and underused.”

Councillor Linda Woodings, the city council’s portfolio holder for housing, said: “We identified these four sites around the city, where we have cleared garage blocks no longer in use, that could be developed as small housing schemes.

“We have submitted planning applications for the sites and, once these have been determined, we plan to market them at auction.

“Well in advance of this, we will advise registered self-builders and other community housing groups about the sites, so they have time to prepare bids.”

She added: “If the sites do not attract self-builders or community housing groups, we believe they will be attractive to smaller local builders.

“If this approach is successful, further similar sites will be made available using the same process, to help towards meeting the demand for more housing.”
