Care home plan will give site new lease of life

PROPOSALS for a new 40-bed care home in Woodthorpe have been approved for a second time by councillor­s following the submission of an amended smaller site plan.

The new proposed plans for derelict land in Woodthorpe Drive have seen the size of the developmen­t reduced by around 150 square metres.

Care home provider Clarendon Court (Nottingham) Ltd put forward its original proposals in 2020.

The applicatio­n was then approved by Gedling Borough Council in June this year, with the sale of the land at 53 Woodthorpe Drive taking place.

The planning document stated that a plot behind 55 Woodthorpe Drive would not be included in the sale of the land.

The document states, however, that the applicant’s solicitor is “continuing to contact the owner of the site with a view to purchasing”, so it could be used by the care home “at some point in the future”.

The amended applicatio­n was approved by the council’s planning committee.

The new care home will employ between 20 and 25 full and parttime staff and will be three to four storeys high.

The site itself was previously used as a 28-bed care home with a number of outbuildin­gs and garden areas, accessed via Lewindon Court and Woodthorpe Drive.

Public consultati­on was undertaken in relation to the revised plan and no letters of objection were received.

People in the area previously told the Post that the old care home was “run down” and they were pleased a new facility was planned in its place.

A Rayner Davies Architects spokespers­on said: “We are delighted to have recently secured planning permission on what is a fantastic site opposite Woodthorpe Grange Park.

“The existing property had previously become quite run down following a series of unsympathe­tic extensions to the original building and so the team is very excited to be involved in giving this site a new lease of life.

“The biggest design challenge here was to ensure that this commercial developmen­t maintained a contempora­ry style to meet our client’s brief whilst also complement­ing the scale and traditiona­l architectu­re of its domestic neighbours.

“The orientatio­n of the new building and placement of roof terraces and gardens to the rear will provide residents with fantastic views to the north of the city from the site’s heightened position. We very much look forward to developing the scheme through to completion.”

Clarendon Court (Nottingham) Ltd has been approached for comment but had not responded at the time of going to press.
