Historic pub is back on the market for £350k
AN historic pub is back on the market for £350,000.
The Bull’s Head, in Little Hallam Hill, Ilkeston, has been closed since January 2020, when Greene King decided to sell the building.
The company sold the venue, at the A6096 Island with Quarry Hill Road, in the same month.
Planning permission was then granted one year later in January 2021 to keep the pub, but also to develop a 10-bedroom B&B on site, as well as 10 parking spaces and a beer garden.
Then, in December 2021, the developer appeared to scrap the B&B part of these plans in favour of transforming the main building from a pub into a shop and flats.
This application has recently been refused by Erewash Borough Council, but is under appeal.
Now it is back up for sale as a freehold for a guide price of £350,000 with Derby commercial property firm Omeeto.
The planning permission for the 10-bedroom B&B development remains in place and is an option for prospective buyers to consider.
The pub has been stripped out and is currently a shell with no access to the upper floors.
A spokesperson for Omeeto said: “A material start has been made on the extension to include site clearance and the installation of the retaining wall which has been tanked adjacent the proposed new block. Upon completion, the proposals shall provide a well-appointed servery, bar, WCS and commercial kitchen.
“Each of the 10 double bedrooms will have an en-suite shower room and accommodation over three floors.”
The site is believed to have been a pub since the 17th century.
