Tenants of Renfrewshi­re Council properties will find out if they have been successful in securing new leases at a board meeting this afternoon.

Councillor­s will run the rule over three reports and determine whether top local authority officers can go ahead and conclude the agreements.

The first is from Arthur O’Malley, who has been the tenant of 27 Byres Road, in Elderslie, since December 2010.

The building is used as a place of worship by East Gate Church and is also used by a variety of community and charitable groups.

The current rental runs on a month- to- month basis and Mr O’Malley, who is looking to undertake significan­t investment in the property, has requested a new longer-term lease.

Talks have been ongoing on a new lease, which would be for a period of 20 years and have an annual rent of £1.

The premises will continue to be used as a place of worship.

The second is from Susan Ku for a new lease of the property at 34A Foxbar Road in Paisley.

Mrs Ku has been tenant of the shop, which trades as a Chinese takeaway, since 2007.

The current short-term lease is due to expire in April of next year and Mrs Ku has requested a longerterm lease to provide her with more security of tenure.

The new lease shall be for a period of ten years with an initial annual rent of £10,200, which will be reviewed every five years.

The premises will continue to be uses as a Chinese takeaway.

The third request is for 9B Gilmour Street, which is used by Invest in Renfrewshi­re’s InCube programme on a short-term lease.

The premises provide early stage and start up businesses with the opportunit­y to test trade their locally made, creative products to the public.

The premises additional­ly operate as an employabil­ity hub, supporting 50 unemployed people each year to train in retail skills and then move into work.

Invest in Renfrewshi­re has occupied the premises since August 13, 2015.

Council officers want to enter into a new lease for 9B Gilmour Street until the end of 2022, with the rent adjusted from £17,000 per annum exclusive of VAT to £16,200 per annum exclusive of VAT.

The lease agreement will include a tenant only break option which allows Renfrewshi­re Council to end the lease without penalty on a rolling monthly basis from March 31 2020, with one month’s prior written notice.

The details of each lease will be presented at today’s Infrastruc­ture, Land and Environmen­t Policy Board.
