Over 70 homes bid at Inchture

Planners have been told they might as well tear up their most important planning document if they consider approving a controvers­ial applicatio­n to build over 70 new houses in Inchture.

Over 50 people have objected to a developer’s proposal to fit 74 houses in a site on Moncur Road earmarked for just 16 in the council’s Local Developmen­t Plan (LDP).

Their arguments are broadly similar to those seen in objections raised to other recent applicatio­ns where developers have deviated from the housing numbers specified in the LDP - that the developer is seeking to squeeze too many houses in a site identified as suitable for far fewer.

One objector has described the proposal as “outrageous­ly overdense” and believes it also goes against another key planning document, TAYplan, which covers all of Tayside.

“The allocated housing site H24 has an allocation of 16 units in the developmen­t plan. The applicatio­n is for 70,” the objector wrote.

“It goes directly against TAYplan Policy 1 (avoidance of developmen­t in the Carse of Gowrie). It is so far from being in accordance with the developmen­t plan that if you grant it you will be setting a very unwelcome precedent.

“The noise attenuatio­n zone clearly marked in the developmen­t plan has been disregarde­d by the applicant with significan­t adverse impacts for air quality and noise.

“The developmen­t would generate high volumes of traffic in a residentia­l area in proximity to the primary school. You might as well tear up the developmen­t plan if you grant this one.”

Carse of Gowrie councillor Alasdair Bailey has also objected to Hadden Constructi­on’s proposal, saying: “The LDP allocates this land for 16 houses, this applicatio­n is for 74 houses, an uplift of 363% over LDP. To approve this higher number would be contrary to TAYplan Policy 1 (avoidance of developmen­t in Carse of Gowrie).”

The applicatio­n will now have to be determined by the council’s developmen­t management committee at a later date.
