Gannochy homes plans in thumbs up Quality affordable homes will be built

New “bespoke” affordable houses are to be built in Perth after plans were approved.

Proposals for 48 new houses in Gannochy were approved by councillor­s at a meeting of the planning and developmen­t management committee at Perth and Kinross Council on Wednesday.

The houses will now be built on 3.34 hectares of land to the south-west of Gannochy Farmhouse.

The new properties will be managed by The Gannochy Trust, and will be classed as “affordable” .

The report states: “The Gannochy Trust will operate and maintain these properties. This process ensures that these properties will fall below market rental values and as such are considered to be affordable in terms of council supplement­ary guidance.” How the developmen­t will look

Developers say they are keen to complement the original estate by keeping the majority of the houses one-storey tall with brick and timber cladding, with dark grey tiles and communal gardens.

The report states: “It is considered that the proposed layout would be an appropriat­e and sensitive addition to the existing Gannochy Estate

developmen­t and is consistent with the existing high quality layout of the area.

“Each of the proposed house types are considered to be quite bespoke and of exceptiona­lly high design standards in terms of scale, materials and sustainabi­lity.”

The report continued: “The new houses will complement and enhance the original estate that was originally laid out by AK Bell in the early 20th century and will provide much needed affordable, high-quality, energy efficient housing in an attractive location and environmen­t close to Perth city centre.”

Concerns were raised about traffic this developmen­t could add to the already problemati­c Lochie Brae at its Bridgend junction.

However, the council’s transport planners say the traffic would only increase by 0.62 per cent, something which was deemed to be an acceptable level.

No extra school provision is included with this developmen­t, as the Gannochy Farmhouse site is within the catchment of the nearby Kinnoull Primary School.

It is also hoped this developmen­t will create a high number of new jobs and boost the economy, according to the document passed unanimousl­y by elected members.
